SuperIntern for estate agencies

How a negotiator or lettings manager could use SuperIntern day to day, what it verifiably does, where it stops, and how OnlineWith.ai fits around it.

SuperIntern is an AI assistant assigned to one person's inbox, calendar and messaging apps. For a negotiator or lettings manager who spends the day moving between enquiries, viewings and follow-ups, that is a specific and useful job. This article sets out what it verifiably does for someone in that role, and where it stops.

What it is, in plain terms

SuperIntern is made by Houly Ltd, trading as Ammo AI. It is not built or owned by OnlineWith.ai, and we do not control its roadmap, features or pricing. You connect your email, calendar and the messaging apps you already use, give it your tone and your rules, and it works inside those accounts on your behalf.

It is a per-person tool. There is no confirmed team or branch-wide administration layer, so equipping three negotiators means three separate set-ups, not one account switched on for the office.

A day with it, negotiator's view

A negotiator's morning often starts with overnight portal enquiries sitting in the inbox as email. SuperIntern can draft replies to those emails in the negotiator's own tone, held for approval unless a rule has been set up to auto-send routine cases. Through the day, a voice note left after a viewing, "book Mr Patel in for Thursday at 4", can become a calendar entry or a reminder without the negotiator opening a laptop. Messages that arrive in WhatsApp or Telegram, both confirmed integrations, are handled the same way as email: drafted, or sent automatically within the rules set for that conversation.

Meetings work similarly. SuperIntern can join a supported call, take notes, summarise what was agreed and draft the follow-up email, so a valuation appointment or a vendor review does not depend on someone remembering to write it up afterwards.

Lead routing is set by rules the negotiator or branch manager defines, so an enquiry about a specific property can go straight to the colleague who lists it rather than waiting in a shared inbox for whoever opens it first. Recurring reminders, rent collection dates, an EICR or gas safety renewal, a client's birthday, run in the background without anyone maintaining a separate spreadsheet of dates.

Who it suits best

The fit is clearest for a negotiator or lettings manager who spends most of the day in an inbox, a calendar and a run of follow-ups, and who already has a reasonably consistent tone and set of rules for how they reply. It is a weaker fit for a role that depends on face-to-face negotiation more than written communication, or for an office that wants one shared assistant covering several people's inboxes at once, since the product is built around a single person's accounts.

Verified capabilities

  • Email drafting for approval. Replies are drafted in the user's voice and improve as the person edits them.
  • Auto-send rules. Routine replies matching conditions the negotiator sets can send without review; anything more complex is held as a draft.
  • Voice notes to reminders and bookings. A spoken instruction can become a tracked reminder or a calendar entry.
  • Lead routing rules. Enquiries can be routed to a colleague by rules the user defines.
  • Meeting notes. Supported calls are summarised into decisions and action items.
  • Messaging apps. Works inside WhatsApp, Telegram and Slack (marked beta), not only email.
  • Google Sheets and file search. Can query Google Sheets and search across a large set of connected files from within a chat.
  • Security. SOC 2 Type I certified (Type II in progress) and GDPR compliant, with AES-256 encryption at rest and TLS 1.2+ in transit, hosted on Google Cloud.

Where it stops

It is a per-person assistant, not a CRM. It does not hold your applicant database, your listing records or your pipeline; those still need to live somewhere else, and most agencies keep a CRM alongside it rather than instead of it.

SuperIntern does not publish a named portal or CRM integration for Rightmove, Zoopla, Reapit, Alto or any other system agencies commonly run. The practical way to use it today is to treat portal enquiries as the emails they already arrive as, rather than expecting a native connector. Plan around that before you commit to a workflow.

No phone or voice calling is confirmed, so it will not answer or make calls on a negotiator's behalf. No enterprise or team administration tier is confirmed either, which limits how cleanly it scales past one or two people without individual set-up for each. Usage runs on monthly credits and email quotas, so a very high-volume inbox is worth checking against current limits before relying on it for everything.

Rolling it out across a branch

Because it is set up per person, a multi-negotiator branch cannot switch one account on and cover the whole team. Each negotiator connects their own accounts, sets their own tone and rules, and works from their own credit and email allowance. That is manageable for a small team who each want their own assistant, but it is worth planning the rollout, and the ongoing cost, per person rather than assuming a single subscription covers the office. Lead routing rules can point enquiries between negotiators, but each of those negotiators still needs their own account behind the rule for it to work as described.

Where OnlineWith.ai fits around it

SuperIntern solves one negotiator's inbox and calendar. It does not build the website and advertising that generate the enquiry in the first place, the CRM and pipeline that track an applicant from first contact to instruction, or the branch-wide routing and reporting that a multi-negotiator agency needs. That is the system we build, and it can sit around a SuperIntern account rather than replace the idea of a per-person assistant. See AI Systems & Automation for how we approach that build. Questions people ask

What is the relationship between OnlineWith.ai and SuperIntern?

We work in commercial partnership with SuperIntern: we design and build systems for agencies with its technology, and links to SuperIntern from this site are partner links. SuperIntern is a separate company; we do not own or run it.

Does SuperIntern connect to Rightmove or Zoopla directly?

SuperIntern does not publish a named portal integration. Since portal enquiries typically arrive by email, SuperIntern can work with them as email, which is a workable starting point rather than a native connection.

Does it replace our CRM?

No. It is a per-person assistant for one negotiator's inbox, calendar and messages, not a client database. Most agencies still need a CRM alongside it.

Can it be rolled out to a whole branch?

It is set up per person. No team or admin tier is confirmed, so equipping several negotiators means setting each of them up individually rather than switching on one account for the branch.
